Our beach house provides direct access to St. Joe Beach, a 3-minute walk to white sands, this is a family & pet friendly beach that feels like a private beach! Relax and enjoy 4 bedrooms, 2 full bathrooms, screened porch, fenced backyard with fire pit, arcade, board games and 4 flat screen smart TVs. There is plenty of parking available, including space for boats! The Sandy Pineapple is a short drive to Windmark Beach Town Center (5 min.), Mexico Beach (10 min.), downtown Port St. Joe (10 min.) and Cape San Blas (20 min.).

THE SPACE

The Sandy Pineapple has everything you need to entertain up to 8 guests including 4 beautifully decorated coastal themed bedrooms!

The kitchen is equipped with quartz countertops, a stocked coffee bar featuring a single cup and carafe coffee machine, kitchen island with 4 stools, dining table with seating for 8, stainless steel dishwasher, toaster, microwave oven, electric stove, and is fully appointed to prepare meals (pots, pans, plates, bowls, silverware and cups).

The living room features a 43" Roku smart TV and multiplayer ARCADE machine with over 10 retro games! We have several board games, puzzles and books available as well for the whole family.

Enjoy a fantastic outdoor area with a fully fenced in backyard and firepit where you can lounge and refresh with a drink after a day at the beach. The Sandy Pineapple has a furnished screened porch, accessible through one of the bedrooms, which is the most perfect place to listen to the ocean waves with beautiful views of the sunset!

3 bedrooms are furnished with queen beds, and 1 bedroom has 2 single beds. All beds have Helix mattresses. The bedrooms with queen beds each have a Roku smart TV with streaming local channels and movies (BYO logins for Netflix, Hulu, Disney Plus, etc.).

The two full bathrooms have beautifully tiled showers and Beekman 1802 shampoo, conditioner and shower gel. (Please note that the second bathroom is small in size and both bathrooms offer showers only - no bathtubs).

The Sandy Pineapple has the highest speed internet available in the area (1 GB). Come recharge and get a little work done if needed as well.

When you're ready to go to the beach, you will find 6 beach chairs, towels, a beach umbrella, beach cart, beach toys and boogie boards.

POLICIES & RULES

Guest making the reservation must be a minimum of twenty-five (25) years of age and be present for the entire duration of the stay. Photo ID may be required upon booking to confirm identification.

Occupancy is limited to a maximum of 8 people.

Owner does not refund due to actual or anticipated inclement weather or any other act of nature. Travel insurance plans are optional but strongly recommended.

Pets are limited to maximum 2 dogs with $100 per pet fee. Dogs cannot be left unattended outside in fenced area. Please notify the host before bringing any pets into The Sandy Pineapple. Pets must be house trained and are not allowed on the furniture or beds.

Special events or social functions, such as but not limited to, weddings, celebration parties, and promotional events are not permitted.

This property features an outside firepit, which must never be left unattended. After use, all fires must be fully extinguished.

Smoking and vaping are strictly prohibited inside the home. Violation of the no smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee.

For Guest safety and property security, there are two security cameras on the outside of the house that cannot be disabled, covered or removed. One Ring doorbell adjacent to the front door and one above screen porch facing the driveway.

House Rules

CANCELLATION POLICY
For bookings less than 28 days: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
For bookings 28 days or more: No refunds of deposit paid for cancellations made after booking, unless owner is able to rebook the duration of reservation. Final rental payment is non-refundable 14 days prior to check-in. We highly recommend trip insurance be purchased if there is a chance of cancellation.

SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement is made between Jenn Voelker (“Owner”) and the individual (“Guest”) named in the above reservation confirmation. By booking a reservation you are agreeing to all the terms and conditions in this rental agreement.

Age Requirement and Identification
Guest making the reservation must be a minimum of twenty-five (25) years of age and acknowledges that he/she may be asked to provide proof of age and identification at the time the reservation is made. Guest is responsible for all other guests and visitors of the rental property during the reservation. If Guest is not twenty-five (25) years or older, Owner reserves the right to terminate the reservation without a refund.

Occupancy
This property allows a maximum of 8 guests. Guest acknowledges that visitors are permitted provided the number of persons does not exceed the maximum occupancy for the rental property. Visitors staying for longer than 5 nights must be approved in advance by the Owner.

Falsified Reservations
Reservations made under false pretense are null and void and check-in will not be allowed or guest will be asked to vacate the property. This policy includes reservations made by parents or guardians who do not check-in, and/or who leave overnight during the length of the stay. Any reservation obtained under false pretense will forfeit total booking charges.

Travel Insurance
Travel insurance plans are optional but strongly recommended in order to protect your investment. Several options include www.csatravelprotection.com and www.allianztravelinsurance.com .

Hurricane / Severe Weather Policy
Owner does not refund due to actual or anticipated inclement weather or any other act of nature including but not limited to red tide, pandemics, hurricanes, tropical storm or cyclones. Guests who have elected to purchase Travel Insurance may be eligible for a full or partial reimbursement should a Mandatory Evacuation order be issued due to a hurricane or severe weather, subject to the terms of policy.

Home Availability
If the rental home becomes unavailable due to unforeseen circumstances, you will be offered acceptable alternate accommodations or a full refund. Owner will not be responsible for any other expenses or indirect costs resulting from the unavailability of the rental home.

Good Neighbor Policies
Our property is in a neighborhood that includes both short-term guests and year-round residents. Guests and their visitors must conform to all rental home rules and regulations, including community rules provided by Owner and/or posted in the property or neighborhood. If complaints are made concerning disruptions, excessive noise or rules not being followed, guests will be required to vacate the property with no refund.

Linens / Towels / Supplies
Bed linens, bath towels, hand towels and beach towels are provided. An initial setup of trash can liners, bathroom paper, paper towels, laundry detergent, dishwasher detergent, shampoo, conditioner, and hand soap is provided. Guests are responsible for purchasing additional consumables for the duration of their stay. All linens and towels are inventoried and counted prior to guest arrival. Any loss or damage of these items will result in fees assessed.

Furnishings
Rental home has a fully equipped kitchen, coffee maker, dishwasher, microwave oven, central heat and air conditioning, washer/dryer, and televisions. Please do not remove appliances from the home, reorganize the kitchen or rearrange the furniture. Any loss or damage of these items will result in fees assessed.

Entry to Property
Guests acknowledge, understand, and agree that Owner and Agents reserve the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements, as Owner deems necessary. Notice will be attempted but not required prior to entry to the rental home.

Cleaning
Your rental home will be cleaned prior to your arrival. Guests are responsible for cleaning the rental home during their stay and for leaving the rental home in good condition at check-out. Please maintain the cleanliness of your rental home as if it were your own. If your rental home is found abnormally dirty at check-out, you will be subject to additional cleaning charges. A one-time departure cleaning fee is included in your reservation at the time of booking.

Smoking
Smoking and vaping is strictly prohibited inside the home. Violation of the no smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee. Smoking is permitted outdoors only and all cigarette butts and smoking debris must be disposed of appropriately. If cigarette butts are found outside of the home, you will be charged an additional cleaning fee.

Pets
Our rental home is dog friendly. Pets are limited to maximum 2 dogs and are not allowed on the furniture including beds. Dogs can not be left unattended outside in fenced area. Guest agrees to pick up waste from the grounds and deposit in outside garbage cans. If additional cleaning or repair is needed as a result of your pet, you will be responsible for all costs relating to damages or additional cleaning fees. If you bring a pet without prior approval, an automatic charge of $200 will be imposed.

Damages
Guest will be responsible for any costs incurred resulting from damages to the home including unintentional and accidental damages caused by Guests and/or their visitors.

Utilities
No compensation will be given for temporary outage of electricity, gas, water or internet. Utility service outages should be reported immediately and all efforts will be made to have them restored as soon as possible. Cell phone service is typically good in the area, however not guaranteed.

Construction
No refunds or penalty free cancellations will be given due to construction in the area.

General Rules
Boats, trailers, and RV’s are permitted in the driveway. If damage is incurred as a result of boat, trailer or RV parking, you will be charged the amount required to repair the damage. Special events or social functions, such as but not limited to, weddings, celebration parties, promotional events, or events with multiple attendees who are not registered guests, are not permitted without written permission in advance from the Owner. This property features an outside firepit, which must never be left unattended. After use, all fires must be fully extinguished.

Security Cameras
For Guest safety and property security, there are two security cameras on the outside of the house that can not be disabled, covered or removed. One Ring doorbell adjacent to the front door and one above screen porch facing the driveway. Tampering with any of the security cameras will result in Guest being asked to immediately vacate the property.

Renter Responsibility
Guests are responsible for the property, its contents, themselves, and visitors during occupancy. Guests must lock windows and doors securely when not on the premises. The renter named on this reservation personally guarantees the safe keeping of this rental home during their stay and will be responsible for ensuring that both themselves and all guests, whether they are registered in the rental home or not, adhere to the rules and regulations affecting the building and/or community that you are staying in.

Personal Items
Owner will not be held responsible for acts of theft or vandalism or other damages to the Guest's personal items left in the rental home. Owner is not responsible for personal items left on the premises by Guests upon departure.

Policies and Rules
These policies and rules are meant to protect Guests and Owner alike. Guests, as well as Owner, are required to conform accordingly. Violators are subject to eviction according to Florida Statute 509.141. Violation of these policies and rules by the Guest could result in additional charges, eviction and/or the forfeiture of advance payments of rent. Owner reserves the right to refuse future reservations to any Guest who has violated these rental policies and rules in the past.

Liability
Guest acknowledges that Owner and their agents cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the Guest, members of their party or any other visitors which the Guest or their party have allowed access to the property, regardless if loss is a result directly or indirectly from acts of God, dangers incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission. Furthermore, the Guests will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's Owners or representatives for any loss or damage to personal property or for any injury and/or death.

Dispute Resolution
If a dispute arises out of or relates to this contract, or the breach thereof, and if the dispute cannot be settled through negotiation, the parties agree first to try in good faith to settle the dispute by mediation administered by the American Arbitration Association under its Commercial Mediation Procedures before resorting to arbitration.

Arbitration
Any controversy or claim arising out of or relating to this contract, or the breach thereof, shall be settled by arbitration administered by the American Arbitration Association in accordance with its Commercial Arbitration Rules, and judgment on the award rendered by the arbitrator(s) may be entered in any court having jurisdiction thereof. The arbitration shall be governed by the Federal Arbitration Act and conducted in Gulf County, Florida.
